Make it yours
The details that go on your cost sheet.
Area & base price
All areas in sq ft. All prices in Indian rupees.
Existing owner’s area credit
Deduct the existing flat area and any agreed additional free area from the new flat area.
Loading is a pricing assumption. Use the carpet area stated in the registered documents; this conversion does not define RERA carpet area.
Charges & custom additions
Parking, maintenance and any project-specific charges.
Add a custom charge
Name your charge and choose a fixed amount, an area rate, a monthly rate or a percentage of the net base price.
New custom charges start without GST. Adjust “Tax & inclusion” on the added line when needed.
Enter amounts before GST. For monthly maintenance, quantity means months. Use “Tax & inclusion” on each line to set GST and whether it forms part of the agreement or TDS value. Enter parking and MSEB / electricity charges only when separately payable under your agreement or invoice.
Taxes & registration
Editable assumptions for this specific transaction.
Switch off any item to exclude it from this estimate. Your rates are kept. Exclusion changes the estimate only; it does not establish a tax exemption.
TDS is withheld from payment to the seller and remitted to the government; it is already part of the cost. The resident-seller model is not suitable for non-resident sellers. Use the total property consideration across all buyers.
Finish your cost sheet
Record payments and add quotation notes.
How to use, calculation rules & sources
Share it: “Save shareable file” downloads this complete calculator with your current inputs embedded. Send that .html file by email or as a document. The recipient should download it and open it in a browser; some messaging and phone previews cannot run HTML. “Print / PDF” creates a static cost sheet using the browser’s Save as PDF option.
On iPhone / iPad: Open the hosted calculator link directly in Safari. For a downloaded offline copy, save this HTML file in Files. Add Roman Evtushenko’s Open HTML file shortcut once. Run it and select this file to open a local page in Safari. Use Safari as your default browser for this workflow. Save a fresh shareable file or data backup before closing: browser autosave is unavailable in this mode. Reopen saved HTML through the same shortcut. Launcher instructions. This workaround has not been tested on your physical device.
Save a draft: This browser keeps a local draft when storage is available. Editing does not change the original file on disk. Download a fresh shareable file to preserve or share your latest estimate. “Save data” / “Load data” are optional JSON backups. This file makes no network requests; source links open only when clicked.
Area: Default loading adds a percentage to carpet area: 800 × 1.35 = 1,080 sq ft. A 35% share of saleable area instead gives 800 ÷ 0.65 = 1,230.77 sq ft. Direct mode accepts a separately quoted saleable area. Internal area precision is retained; displayed area is rounded to 2 decimals.
Redevelopment: Select “Redevelopment · existing flat owner”. Payable area is the new flat area minus the existing area and any additional free entitlement, with a minimum of zero. Choose carpet or saleable for the entitlement. Both payable additional carpet and saleable area are shown. When the credit basis differs from the price basis, it is converted using the new flat’s saleable-to-carpet ratio; check that ratio against your agreement. Per-area charges still use the full new flat area. Any entitlement shortfall, compensation or tax on rehabilitation / development rights must be assessed separately.
Cost: Payable quoted area × rate − base discount + all entered charges + only the taxes and fees switched on. Excluded items are marked on the summary and PDF; their configured rates are retained. Percentage charges use the net base after discount, before other charges and taxes. Charges have independent GST and agreement-value settings. Refundable deposits are included in the upfront outlay when entered. Money lines are rounded to paise; totals add these rounded lines.
GST: The 5% and 1% property presets are effective rates, already including the standard land-value adjustment; no further one-third deduction is applied. The completed-property 0% preset requires the entire consideration to be received after the completion certificate or first occupation, whichever is earlier; a resale of completed property generally falls outside property GST. Separately supplied services may still attract GST. Affordable eligibility and service-charge treatment require confirmation against the project’s tax invoices. GST Council residential real-estate FAQ.
Stamp duty: Agreement value here is the net base plus charges marked “In agreement value”. The duty and registration base is the higher of that figure and the supplied government valuation. Registration is modeled as rate × that value, limited by the editable cap. Actual statutory fee slabs / rounding and document handling fees can differ; add any additional assessed fee as a separate charge. Indicative 7% / 6% presets and the ₹30,000 cap are based on a Pune property-law guide; confirm at IGR Maharashtra. A concession is not inferred from the buyer’s name.
TDS: Optional resident-seller estimate (off by default): the higher of net base plus charges marked “In TDS consideration”, and the government valuation, multiplied by the configured rate when the configured threshold is reached (inclusive). Separately itemized GST is excluded. This is a full-transaction budgeting figure, not an installment filing calculation. See the Income Tax Department property-TDS guidance. TDS is disclosed without adding it again to the grand total.
Reference review: 15 October 2026. Rates do not update automatically. This is an editable purchase estimate, not a tax invoice or statutory assessment. Loan interest, future property tax and maintenance beyond the entered period are excluded unless added as charges.
